None at all. When you sell to us, you don't pay a 8% Realtor commission, and we typically cover 100% of the closing costs. The price we agree on is the amount you see on your settlement statement.

Our valuation process is data-driven. We look at "comparables" (similar parcels that have sold recently in your county), the local zoning requirements, road access, and the proximity to utilities. We aim to provide a fair offer that reflects the current market value and the convenience of a cash sale.
We are happy to review property in all 50 states. However, our primary focus is on land in Colorado, Washington, California, Nevada, and Indiana. Because we are actively buying in these five states, we can often move very quickly on offers there. That said, if you have a great piece of land elsewhere, please submit it—we are always looking to expand.
Don't worry this is very common with vacant land. In most cases, we can incorporate the back taxes into our offer and pay them off directly through the title company at closing. You can still walk away with cash and a clean slate.
We pride ourselves on speed. Once we have a signed agreement, we typically close within 30 to 45 days. This timeline is mostly dependent on how quickly the title company can complete the title search and how quickly we can complete our due diligence.
Yes. We specialize in "raw" land, which often lacks improvements. While these factors do affect the valuation, they do not prevent us from making an offer. We have experience dealing with various access and utility challenges.
